The market for luxury homes (homes priced over $8,00,000) in Southlake still favors the buyer, but there is good news for high end home sellers. As you can see below, luxury home sales have continued in Southlake with 16 homes sold in September and 11 homes sold in October.
High end buyers are active, you just have to market your home correctly to get it sold.
Luxury Home Sales Market Improves
Like with any other niche in the real estate market, luxury homes are bound by the relationship between supply and demand.
If more buyers exist than there do high end homes, values rise. Unfortunately, the opposite is true as well. When inventory is far deeper than is the pool of buyers, values can remain flat or decline.
Currently, the inventory of luxury homes for sale in Southlake is still high and thus we are seeing pricing pressure and many low-motivation sellers spending months on the market.
But highly motivated luxury home sellers are getting sold. The good news is that the luxury Southlake home supply has gone down drastically since summer of 2017. The demand for these homes is as good as it has been in many years, buoyed by low mortgage interest rates and a strengthening economy.
Luxury homeowners who market their homes correctly are getting sold each month. It's all about doing the right things and generating massive exposure for the home.
